On one of the Prague’s main boulevards, developer LORDSHIP and IMMOFINANZ Group as investor are with the help of Tebodin preserving the impressive façade of a former bank while building office and retail space for the 21st century.
The wide boulevard Na Příkopě, running eastward from the famous Wenceslas Square, features some of the most expensive commercial real estate in the Czech capital. The building on the corner with Panská Street, built as a bank at the beginning of the 20th century, is located in thePrague heritage historical centre and is going to be transformed into a modern office and retail facilities on this prime location.
The location and the preservation of historical elements are the main aspects of this project. But there’s more. The building will include an automatic parking system for up to 150 cars in the underground floors, which needed to be excavated under the original basement of the building. Moreover, the goal of the project is to develop this location to the highest of international standards and achieve a LEED Gold certification.
There are many difficulties to overcome, according to Tebodin project manager Mr. Pavel Novotný. “At a location like this, the logistics can become a real headache as the access to the site is naturally limited and the working space became very cramped during the excavation works and the construction of the underground reinforcement structure. The basement plate is 17.5 meters below street level, while the groundwater reaches to about11 metersbelow street level. We had to secure the integrity of the façade at all times while the conveyor belt system for the removal of soil from the massive pit left us almost no space for the temporary site facilities. All went well however, and the project is on schedule to be completed in June 2013.”
On this project Tebodin has taken on the roles of technical supervisor and also health & safety coordinator, which is especially important in these conditions.
